Miami’s Next Hotspot: Uncovering the Development Potential of Zip Code 33136 for Apartment Living

 

A recent analysis has revealed that Miami’s 33136 zip code, encompassing parts of Overtown and Park West, holds the greatest untapped development potential for apartments within the county.

Conducted by Rentcafe using Propertyshark data, the study identified vacant land suitable for apartment construction in the area. With Miami facing an urgent need to increase rental housing, as prices are projected to surge by up to 90% in the next decade, this analysis sheds light on crucial opportunities for future development.

 

According to the findings, there are 604 vacant plots in Miami-Dade deemed suitable for apartment construction, presenting an opportunity to build an estimated 77,000 apartments. This development potential could accommodate nearly 200,000 renters, addressing the growing demand for rental housing in the region.

Additionally, the analysis identified the 33125 zip code, which includes Little Havana, as the second-ranking area for untapped development land. This area has the potential for up to 7,700 units on available parcels, further highlighting opportunities for apartment construction and expansion in Miami’s diverse neighborhoods.
